What are the discounts I must provide?
Marquis Enterprises has a network of title companies, appraisers, processors, etc available for your convenience; however, you are not obligated to use them. Many have agreed to give discounted fees and pricing to our network of mortgage brokers. We have determined that typical closing costs other than origination fees should amount to approximately $2,500.00 depending on the loan amount. Whenever you price out the loan for one of our members, you must charge NO CLOSING COSTS and abide by the table below:

This means the lower the closing costs you must pay, the more money in your pocket. This is how we can offer these benefits to our clients because our network of brokers just simply must charge significantly less than the competition. Our relationship does not allow for hidden costs. Our members realize that our network of loan officers will make the same amount of money no matter what type of loan they present, which puts their mind at ease. This makes everything less stressful on both you and our members.
Even if they do shop around, there is probably nobody out there that would price a loan this low with no hidden costs. Our members also realize that if they shop around, they are taking the chance of a broker making promises they cannot keep and they are exposed to the “bait and switch.” Most people would much rather not take this chance. Keep in mind that our program is volume based and we do the legwork. In essence, all you must do is find the lender and program that fits their needs, get the necessary documentation and follow up. A few weeks later you get a check.
We do the legwork:
Suppose a client purchases a membership from someone on your marketing staff. We send out newsletters and hold events every year at our expense. We are responsible for keeping in contact with these people over the years until they are ready to sell or buy. When they are ready to sell or buy, they simply go to our website or call us, and we take down all of the necessary information. This includes all of the information gathered on a 1003. Marquis will then give the information to you and the pre-approval process begins. You now have a new client who is looking to buy or refinance who is committed to you because you have agreed to give the discounts set forth in our agreement. These clients will not shop around as they realize they will not find a better deal out there. A few weeks later, you close the deal and get PAID!
Maintain your current image:
Marquis is a third party to these transactions. This allows you to maintain your current image in the marketplace. We do not want you to be portrayed as a discount broker, because today the consumer is becoming more and more educated. They realize that if there is a substantial discount, there must be a catch or they are paying for it somewhere else. Consumers have become very skeptical as we both know there are some brokers out there who flat out take advantage of people.
Marquis wants you to be portrayed as a full service broker who ordinarily charges typical, honest fees but for our Marquis Members only, you are willing to provide our discounts. By having Marquis portray you this way instead, the consumer now values the work you do!
Meet more buyers:
Let’s suppose you have a relationship with one of our affiliate REALTORS®, and they list one of our member’s homes. Can you imagine how many more buyers will inquire if the agent had a catchphrase in their marketing that says “NO MONEY DOWN, NO CLOSING COSTS, GUARANTEED BEST RATE?” This is accomplished through our network of Mortgage Brokers who have agreed to these terms. The Listing Agent will receive numerous phone calls, and even if the potential buyers do not want the house being listed, the agent more than likely attempts to show them more houses if they do not have an agent already.
These are more buyers for you if the agent refers you as a preferred lender. Keep in mind these new buyers are not Marquis Members, so you are not obligated to give our discounts, you can do whatever you want although we would hope that you continue to conduct business in an ethical fashion. On the flip side, suppose someone wants the house listed, you receive a commission on that loan, as well as the commission on the loan needed when the sellers buy a new house. Creating relationships within our network of REALTORS® can prove to be very profitable.
Building your own company:
Our system allows you to successfully build a company of your own. The people you hire on your marketing staff desire to become just like you, a successful Mortgage Broker. Our system teaches your staff the necessary skills for becoming an agent. Once they have sold 200 memberships, which should take between a year and two years, we pay for their licensing. This is because as you can see in the above table, 1,248 clients might be too many for just you to handle. However, we still want you to get a commission on each and every one of these clients.
Upon graduation from our training program, the people on your marketing staff will have the option to take the exam and become a licensed broker. If they select the company you are with, which we will encourage, they will then service the Marquis Members in which they have developed over the past couple years but you will split the deal or co-broker the deal. If you hire the right people, and build over the next 2 years, you will be able to start your own mortgage company with a blueprint for success. Your company will be born with an enormous book of business thanks to Marquis Enterprises.
Profit Sharing Program:
The only way Marquis Enterprises makes money is by selling our memberships as we do not charge anything to our network of affiliates. Realizing this importance, we feel it is important to reward our affiliates above and beyond what any other company would do. In addition to all of the benefits listed above, Marquis will pay you a commission from every membership sold by you or your staff. If you run our system properly, this additional income could become pretty substantial, and best of all you do not have to do much. Remember, we do all the training of your personal marketing team, all you have to do is find the right people you want representing you and securing clients for you every night. When they make a sale, we pay you $50.
So if you can add 2 key new people every month to your marketing team and they only make 2 membership sales a week, which should not be difficult if they are setting appointments, you make an extra $62,400 per year in addition to all of your current business and the business derived from our program.
You also now have 1,248 homeowners that you will receive a commission on whenever they decide to sell or buy. The people on your marketing staff can earn over $20,000 part time by only making 2 sales a week. Do you think this is enough to keep them motivated to keep selling even more than 2 per week? We sure think so.

In the event that you choose to be an affiliate of Marquis Enterprised, you will be required to become an approved broker with Abacus Financial.
